Steps to Become a Workspace guardian
Step 1 – Check the fit
Before signing up, consider if commercial guardianship suits your needs. We’re looking for responsible, flexible professionals or organisations ready to make use of unique workspaces on a 28-day notice period.
Step 2 – Register your interest
Think it could be a good fit? Fill out the short pre-registration form below. We’ll then send you a link to complete your full registration.
Step 3 – Introduction and Verification of Requirements
Once we’ve reviewed your form, we’ll give you a quick call. We’ll explain how workspace guardianship works, learn more about what you’re looking for, and guide you through the next steps.
Before we can match you with a workspace, we’ll carry out a few essential checks to make sure everything is in order:
- Aged 18+
- Individual or business (sole trader or limited company)
- Credit/reference checks
→ Prepayment option available if credit limited - Relevant insurance (e.g. Public Liability for businesses)
- Relevant licences (if applicable)
If your work requires specific licences—such as public liability insurance, food hygiene certification or beauty treatment licences—you’ll need to have these in place. These are linked to your business, not the property. - Flexible – able to move at 28-day notice
Step 4 – Join the Ad Hoc Workspace waiting list
After completing your registration, you’ll be added to our waiting list. How quickly we can match you depends on your flexibility and the availability of spaces.
Step 5 – Get matched
When a suitable property becomes available, we’ll invite you to view it. If it’s the right fit, we’ll place it on hold while we carry out a credit check. A small holding fee, equal to one week of the licence fee, is required at this stage. This fee secures the workspace and is deducted from your deposit once confirmed.
Step 6 – Staying with Ad Hoc
Once you’re established with us and using your space responsibly, we’ll do our best to support you. If the property you occupy is reclaimed, we’ll aim to match you with another suitable workspace. While we can’t guarantee availability, we always prioritise reliable guardians.
Ad Hoc Workspace Guardian Form
